HomeBuyers Reports

Miles Property Management have recently acquired the very latest RICS software for producing the HomeBuyer Reports. This enables us to produce a professional, fully detailed report in very quick time, while also being easy to understand and excellently presented. Along with this report we produce a photographic survey of any defects and suggest how serious these are and how these may be remedied. The Homebuyers report is designed for clients looking to purchase a property. It is a much more detailed report than a valuation and provides a full conditioned report of the property. We fully recommend that potential buyers undertake a HomeBuyers Report before purchasing and new property. It allows you to evaluate whether you want to continue with the purchase at the present price, and to consider any urgent problems with the property.

While less comprehensive than a full structural survey, a HomeBuyers Report gives a good indication of the state of the property and its level of repair and maintenance. The HomeBuyers report is generally recommended for houses that are under 50-75 years old, conventionally constructed, and in generally sound condition. However as each property is unique we are happy to carry out HomeBuyers Reports on certain properties that do not necessarily fit those requirements. If a property is older than this, or there are concerns about the condition of the property we would normally recommend a Building (Full Structural) Survey. If you are unsure as to which survey you would like to undertake, we can provide you with a HomeBuyer report and suggest that you have a structural survey undertaken on a particularly structurally unsound part of the property which we can provide at an additional rate.

Condition Report

This survey is very similar to the RICS HomeBuyer Report above and is produced in the same format using the latest RICS software, but this report excludes the valuation. The benefit of this is that we can offer this report at a reduced price to the HomeBuyer Report. This report is ideal for a purchaser who is happy with an agreed price for a property but wishes to investigate whether there are any defects associated with the building that they should be aware of and may have to plan additional costs for. The report includes an inspection and report and MPM also provide a photographic survey along with a schedule of the services to the property and a Radon Risk Report along with all relevant background checks of the property as per the HomeBuyer Report.

Building Survey (Full Structural Survey)

This survey is similar to the Homebuyers report but is much more detailed and focuses on any structural problems that will be of concern to the potential buyer. This can provide you with peace of mind about any concerns you may have, particularly with older buildings. We will also advise that if any structural defects are significant, the cost implications it may have to you to rectify this should you wish to proceed with the sale.

In the case of building (full structural) surveys, the properties are usually requiring greater attention to detail because of age, structural condition and size. Enquiries are dealt with on an individual basis after inspection.
